Fix & Flip Loans
Buy, renovate, and resell. Purchase and rehab funding in one loan, with draws released as work completes and interest-only payments while you build value.
We match your deal against a network of private lenders who approve on the strength of the numbers: purchase price, rehab budget, and after-repair value. Not an arbitrary credit score.
Answer a few quick questions. Takes about 60 seconds. No credit pull, no fee, no obligation.
Private money is a specific tool for a specific job. Here's exactly who our lender network can help, and who it can't.
One application, matched against multiple private lenders. Typical program ranges across our network are below. Final terms always depend on the deal, the property, and your experience.
Buy, renovate, and resell. Purchase and rehab funding in one loan, with draws released as work completes and interest-only payments while you build value.
Long-term financing that qualifies on the property's rent, not your tax returns. Ideal for buy-and-hold landlords and BRRRR refinances out of a flip loan.
Renovation-heavy projects on distressed or dated properties. Staged draw schedules keep funds flowing as milestones are verified. Then refinance or sell.
Same-week capital for wholesalers doing A-to-B, B-to-C double closings. The lender reviews both contracts; the loan repays from your end buyer's purchase.
Ranges shown are typical of programs currently available through our lender network, not a commitment to lend. Every term sheet is deal-specific.
A seamless path from application to closing. You talk to one broker, and lenders compete for your deal.
Answer 60 seconds of questions about the property, your numbers, and your timeline. No credit pull, no documents yet.
~1 minuteWe walk through purchase price, rehab budget, and after-repair value together, and package your deal the way lenders want to see it.
Within 1 business dayYour package goes to the private lenders in our network whose criteria fit. You compare real term options: rate, points, leverage.
Days, not weeksAppraisal, title, and closing coordination. Most investment deals close in 7–14 days once terms are accepted; rehab draws follow milestones.

Based in Detroit, arranging funding for investor deals across both states, including markets we know street by street. Investing somewhere else? We still want to see the deal.
Once a lender in our network issues terms and title work is clear, most investment property loans close in 7–14 days. Time-sensitive deals can move faster when your documents and contractor bids are ready to go.
Decisions in our network are based on the strength of the deal: purchase price, repair budget, and after-repair value. Not on an arbitrary credit score. A lower score can affect pricing and maximum leverage, but it rarely kills a strong deal.
No. And any private lender who says yes should worry you. Private money funds business-purpose loans on non-owner-occupied investment property only. A loan on a home you'll live in yourself is a consumer mortgage governed by different federal rules. A bank, credit union, or licensed mortgage lender is the right fit for those. Renting an investment property to a tenant, even a family member, is a different story and can be workable.
Plan on roughly 10–25% of the purchase price plus reserves for closing costs and interest carry. "100% financing, nothing down" offers are not realistic in private lending. Every serious lender wants the borrower to have skin in the game.
Yes. Experience changes pricing and maximum leverage. It doesn't decide eligibility. A first-timer with a solid deal, a realistic rehab budget, and cash to close can absolutely get funded. We'll also tell you honestly if the numbers don't work.
The core focus is non-owner-occupied residential property with 1–4 units: single-family homes, duplexes, triplexes, and fourplexes. For 5+ units and land or ground-up projects, we work through commercial lending relationships. The process is different and can take longer, but it's a conversation worth having. Mobile and manufactured homes are generally outside the box.
Rehab funds are held in escrow and released in stages as renovation milestones are completed and verified. Many programs offer interest-only payments during the project so your cash flow stays protected while you build value.
One conversation, multiple term sheets. We package your deal once and match it against a network of private lenders, so pricing competes for your business, instead of you re-applying lender by lender and eating the days each "no" costs.
Most programs in our network start around $50,000, and below that loan costs take a bigger bite of the deal. But there are still options, including no-minimum lenders and HELOC routes through our lending partners. There's no fee to check whether your deal fits.
Michigan and Ohio are our home markets, where our lender network runs deepest. But we don't turn away strong deals in other states. Check your deal, and if we can't help directly we'll tell you straight.
Nothing. The deal check and lender matching are free, with no obligation. Costs only enter the picture in a real transaction: appraisal, title, and the rate/points on the term sheet you choose to accept, all disclosed before you commit.
Check your deal in 60 seconds, or talk to us directly, Mon–Fri 8am–5pm. Real deals, real funding, real fast.
