  • It's non-owner-occupied: you won't live in it yourself. Renting it to a tenant, even a family member, can work

Private Money, Explained Straight

How fast can a private money loan close in Michigan or Ohio?

Once a lender in our network issues terms and title work is clear, most investment property loans close in 7–14 days. Time-sensitive deals can move faster when your documents and contractor bids are ready to go.

Do I need good credit to qualify?

Decisions in our network are based on the strength of the deal: purchase price, repair budget, and after-repair value. Not on an arbitrary credit score. A lower score can affect pricing and maximum leverage, but it rarely kills a strong deal.

Can I get a private money loan for my own home?

No. And any private lender who says yes should worry you. Private money funds business-purpose loans on non-owner-occupied investment property only. A loan on a home you'll live in yourself is a consumer mortgage governed by different federal rules. A bank, credit union, or licensed mortgage lender is the right fit for those. Renting an investment property to a tenant, even a family member, is a different story and can be workable.

How much cash do I need to bring?

Plan on roughly 10–25% of the purchase price plus reserves for closing costs and interest carry. "100% financing, nothing down" offers are not realistic in private lending. Every serious lender wants the borrower to have skin in the game.

Do you work with first-time investors?

Yes. Experience changes pricing and maximum leverage. It doesn't decide eligibility. A first-timer with a solid deal, a realistic rehab budget, and cash to close can absolutely get funded. We'll also tell you honestly if the numbers don't work.

What property types can be funded?

The core focus is non-owner-occupied residential property with 1–4 units: single-family homes, duplexes, triplexes, and fourplexes. For 5+ units and land or ground-up projects, we work through commercial lending relationships. The process is different and can take longer, but it's a conversation worth having. Mobile and manufactured homes are generally outside the box.

How do renovation draws work?

Rehab funds are held in escrow and released in stages as renovation milestones are completed and verified. Many programs offer interest-only payments during the project so your cash flow stays protected while you build value.

What does a broker do that a single lender can't?

One conversation, multiple term sheets. We package your deal once and match it against a network of private lenders, so pricing competes for your business, instead of you re-applying lender by lender and eating the days each "no" costs.

Is there a minimum loan amount?

Most programs in our network start around $50,000, and below that loan costs take a bigger bite of the deal. But there are still options, including no-minimum lenders and HELOC routes through our lending partners. There's no fee to check whether your deal fits.

Do you only fund deals in Michigan and Ohio?

Michigan and Ohio are our home markets, where our lender network runs deepest. But we don't turn away strong deals in other states. Check your deal, and if we can't help directly we'll tell you straight.
